Real Estate: Building your own home in Uruguay, Uruguay forum ...

Ok, we came here in 2010, rented a car for a month, eventually we bought a truck to get around not just the city's, but the back country.

We drove 20, 000 km to find our perfect home.

We knew from the start that we wanted to be on a chacra, be as self sufficient as is possible.

However, we did also investigate "city" living from Colonia to Punta Del Diablo.

We have seen several hundred houses, took more then a year.

It was an incredible adventure, to say the least.

So, our advice to anyone coming here to buy an pre-existing home:

Be aware, most houses here are build for summer occupancy, that means:

They are usually without a heating system, cold and damp in the winter, or heated electrically, with no insulation in the walls or the ceiling.

Speak about heating bills. First house we rented in La Barra right on the ocean, granted, with beautiful views, we paid more then $700.00 a month to keep it at an acceptable temperature.

Many houses are build out of "bloque", the cheapest of all materials.

Look for a house build out of bricks, double walled bricks.

Typical windows are single pain, and drafty, usually they need to be replaced, same goes for entrance doors.

Insulation is almost unheard of in older buildings, heat-loss through walls, windows and ceilings is very high.

Most houses come with fireplaces, you can burn a lot of wood for very little efficiency. Best solution: Have a really good wood stove installed.

After all that we found and compared of what we wanted, we decided to build.

Little did we know, what a can of worms that can be.

We talked to so many people who did build or rebuild houses here.

We came across more horror story's then happy endings.

We did our do diligence, asked many locals "on the country side" if they knew about a reliable builder and reasonable rates.

Well, here is the good news: we found one at very reasonable rates compared to prices paid in Punta del Este.

In Punta right now the price of building runs anywhere between $1500.00 to $2000.00 per square meter, we paid approximately $ 700.00, and that is with all the upgrades you can think of, like insulation in the floor, walls, ceiling and double glassed windows, etc.

Do not be discouraged, just do your homework, take your time to investigate, ask questions and do not take no for an answer, if need be, just walk away, there are many houses and lots for sale.

Also, the real estate market is pretty much unregulated here, the same property for sale is listed at different prices at different agency's.

You will find houses listed for sale, but on further investigation you will find, the owner was just interested to find out how much his house is worth, you will not be able to buy it.

After all this, we are very happy with the house we build, with the builder we found.
